I get this question a lot, and the truth is, there’s no single “biggest” red flag that applies to every house. Every property is unique, and what’s catastrophic in one home might be minor in another. That said, if I had to pick the number-one deal-breaker I see, it would be structural problems.
Why Structural Issues Top the List
Foundation movement, major framing defects, or severe rot in critical structural components can threaten the safety and stability of the entire home. You can fix almost anything in a house, but repairing major structural problems often requires significant cost, engineering involvement, and in some cases, tearing apart large sections of the home.
Signs of trouble might include:
- Large cracks in the foundation walls
- Bulging, bowing, or leaning walls
- Significant water intrusion in the basement

Other Serious Red Flags
While structural issues are my top concern, there are other findings that can be equally alarming depending on the situation:
- Extensive moisture damage – Long-term leaks can cause mold, rot, and insect damage.
- Electrical hazards – Unsafe wiring, overloaded panels, or outdated systems can be a fire risk.
- Major roof problems – Active leaks or advanced deterioration can lead to widespread damage.
- Old or failed sewer lines – A hidden but expensive fix that can turn into a disaster.
Context Matters
One thing I always stress: a “red flag” doesn’t mean “walk away.” The role of a home inspection is to help you understand the home’s condition so you can make an informed decision. Some buyers are ready to take on big projects, while others want something move-in ready. And most importantly, all of these things can be fixed.
The key is knowing what you’re getting into and having a clear picture of potential repair costs before you sign on the dotted line. That’s why hiring a thorough, experienced inspector who isn’t afraid to dig deep (and climb high) is so important.
